Bulgaria is a full member of the EU since the first of January 2007. This is a huge step for the former communist country and Bulgaria is looking towards a very bright future.

And the news travels fast! In 2006 the total sum for foreign investments in Bulgaria was 3,5 Billion Euros. 2007 this amount is climbing up to 4 Billion. Around 35 % of this amount will come from investing in Bulgarian Property.



Now, what is the key for successfully investing in Bulgarian Property?


Bulgaria is a rapidly developing country, but it is no secret that during the time of communism, the quality of the materials used for buildings and the motivation of the people building the houses, was mediocre at best. So, key number one for investing in Bulgarian Property is, to stay away from buying property which was built during the communist regime. There is enough new-build-property and off-plan-property available and it is not necessary, to look for the few "diamonds" amongst the resale properties. Investing in Bulgarian Property is an excellent opportunity, but buying a resale might not be the best possible move.

Other than staying away from resale properties, there are no real differences between investing in Bulgarian Property and investing in other countries.

Rule Number Three when investing in Bulgarian Property is not really something new or unique, but it cannot be stressed enough: never ever buy a property without the assistance of a lawyer. Find an English speaking lawyer and let him guide you through the whole buying process. Bulgaria has the most liberal laws in Europe for buying property, but still there are laws and rules to follow. And your lawyer will make sure that all requirements will be fulfilled.
